Can You Replace Just One Section of Concrete? A Fort Myers Homeowner's Guide

One panel of your driveway has sunk. Or the slab at the garage door has dropped an inch and now there's a step where the ground used to be flat. Or a single square cracked into pieces after the irrigation line underneath it sprang a leak and washed the sand out.

The rest of the driveway looks fine. So the obvious question is: can you just fix that part?

Usually, yes. Concrete is poured in panels separated by joints, and those joints give a clean line to cut and remove along. Replacing one section is standard work — not a compromise, not a shortcut.

But there are three things most homeowners don't find out until the truck is in the driveway. Partial work costs more per square foot than a full pour. The new section won't match the old one for a long time, and may never match perfectly. And if nobody fixes the reason the panel failed, the new panel will fail the same way.

What Partial Concrete Replacement Actually Is

Look at your driveway and you'll see it's divided into rectangles by grooves — control joints. Those grooves aren't decorative. Concrete shrinks as it cures and moves with temperature, and joints tell it where to crack so it cracks in a straight, planned line instead of a random one across the middle.

Those same joints are why partial replacement works. A panel can be sawed out along its existing joints and replaced as a unit, leaving its neighbors untouched.

A proper section replacement means:

  • Full-depth saw cuts along the joint lines, so removal doesn't chip, spall, or crack into the adjacent panels. This is the step that separates a clean job from a ragged one.

  • Complete removal and haul-off of the old panel — not breaking it up and burying the pieces in the base, which is a real thing some crews do.

  • Diagnosing and correcting whatever failed underneath. In Lee County that's almost always the base, not the concrete.

  • Rebuilding the base — proper depth of compacted material, plus fill where sand has washed out.

  • Doweling into the adjacent slabs. We drill into the edges of the neighboring panels and epoxy in steel dowels, typically at 12- to 18-inch spacing, so the new panel and the old ones move together instead of independently. Skip this and you've built a future trip hazard on both sides of your new concrete.

  • Forming, pouring, and matching the finish — broom texture and direction matched to the surrounding concrete as closely as possible.

  • Tooling or sawing new joints in the right places, and curing properly.

Done that way, a replacement panel is as good as anything on the driveway. Done as a quick patch, it's a two-year fix.

Why Concrete Sinks in Southwest Florida

Homeowners who moved down from up north often expect the northern explanation — frost heave, freeze-thaw, ice working its way into cracks. None of that applies here. We don't freeze, and that's genuinely good news for concrete.

What we have instead is sand and water, and they cause different problems:

  • Sand washout. Most of Lee County sits on sandy soil that drains beautifully — until concentrated water starts moving through it. Then it carries the sand with it, hollowing out a void under your slab. The concrete spans the gap for a while, then drops or cracks. This is the single most common cause of a sunken panel around Fort Myers.

  • Settling fill. A great many neighborhoods here were built on fill brought in to raise the lot above flood elevation. Fill compacts for years after construction, and slabs sitting on it go down with it.

  • Loose foundation backfill. The soil packed against a new foundation is never as dense as undisturbed ground. Ten or twenty years later it's settled, and the driveway apron at the garage door — sitting right on top of it — has dropped. This is the most common single-panel job we do, by a wide margin.

  • Leaking irrigation lines. Nearly universal here, and frequently running right under the driveway. A slow leak under a slab will excavate a cavity for months before anything shows on the surface.

  • Downspout and roof discharge. A downspout emptying beside a slab edge, with no extension, is a machine for washing out a base.

  • Utility trenches. Water, sewer, cable, electric. Trench backfill keeps settling for years, and the panel above it follows.

  • Tree roots. Live oaks, ficus, and sabal palms all send aggressive shallow roots under flatwork. Roots lift; when they die back or get cut, the void left behind lets the slab drop.

  • Storm damage and flooding. Hurricane Ian moved an enormous amount of water and sand through this area, and undermined slabs that looked perfectly sound afterward. Damage from washout often doesn't surface for a year or more.

  • Rebuild traffic. This one is specific to our market right now. A lot of Fort Myers and Cape Coral driveways have been driven on by loaded dump trucks, concrete trucks, roofing deliveries, dumpsters, and lifts during rebuilds and re-roofs. Residential driveways are poured for cars, not for a loaded truck parked on the edge. We've replaced a lot of cracked panels with that exact history.

For canal-front and coastal properties there's one more: salt air and chloride exposure. Along the water in Cape Coral, Fort Myers Beach, and Sanibel, chlorides work into concrete and corrode the reinforcing steel. Corroding steel expands, and that pressure pops the surface off from below — that's the flaking and delamination people call spalling. It's a different failure from settlement and needs a different fix, including attention to how much concrete cover sits over the steel.

True sinkhole activity is uncommon in Lee County compared with central Florida. But a depression that grows noticeably over weeks, rather than sitting stable for years, is worth a geotechnical look before anybody pours concrete over it.

Who This Is For

Partial replacement is the right call when the failure is local and the rest is sound. The cases we see most around Fort Myers:

  • The sunken slab at the garage door. Number one, every year. Backfill settles, the apron drops, the rest of the driveway never moves. Textbook single-panel job.

  • A panel over an irrigation line or utility trench. Fix the leak first, then the concrete.

  • The panel under a downspout where the base has eroded away.

  • A corner or edge panel with washout from water running along the outside edge.

  • One cracked panel in an otherwise good driveway — heavy delivery, dumpster, contractor truck, or just one thin spot in the original pour.

  • Pool deck sections that have settled or cracked, which is extremely common here and often fixable one panel at a time.

  • Walkway and entry panels that have become trip hazards.

  • Slabs near a seawall on canal properties, where the ground behind the wall has settled.

  • Patios, steps, and lanai slabs with one bad section. Same principle, same approach.

When It's Not Worth It

We'd rather tell you at the estimate than after you've spent the money.

Go with full replacement instead when:

  • Multiple panels are failing. Once you're replacing three or four sections of a driveway, you're approaching full-replacement cost with a patchwork result.

  • You see alligator or map cracking — an interconnected web across a wide area. That's whole-slab base failure, not a local problem.

  • The whole driveway is the same age and near the end of it. Replacing one thirty-year-old panel means the neighbors are next, and next, and next.

  • The original slab is too thin or has no reinforcement. If the spec was wrong everywhere, fixing one square doesn't help.

  • Repair costs climb past roughly half of full replacement. That's our rule of thumb, and it's the point where a new driveway is simply the better purchase.

  • Uniform appearance matters to you. If mismatched color is going to bother you every time you pull in — and for some people it genuinely does — spend the money once.

And consider something cheaper than replacement when:

  • The panel is intact but sunken. It may be liftable. Polyurethane foam injected underneath raises the slab back to grade, usually faster and cheaper than removal and repour, and it fills the void that caused the problem.

  • There's a small lip but no real damage. Grinding the raised edge flush can resolve a trip hazard for a fraction of the cost of replacement.

  • The crack is hairline and stable. A flexible crack filler keeps water out and buys years. Not every crack is a problem — some hairline cracking is normal shrinkage and always will be.

  • The surface is worn or stained but structurally sound. That's a resurfacing job, not a replacement, and it treats the whole area so there's no mismatch at all.

The Three Things Nobody Tells You

1. Small jobs cost more per square foot. Sometimes a lot more.

This surprises people, so here's the honest arithmetic.

A 10 × 10 panel at four inches thick is about 1.25 cubic yards of concrete. Ready-mix plants have minimum load charges and short-load fees, so you may end up paying for three or four yards whether you use them or not. On top of that, a small job carries the same overhead as a big one — the same drive out, the same crew, the same equipment on the trailer — plus considerably more saw cutting and hand work per square foot than an open pour.

The result is that partial replacement often runs one and a half to two and a half times the per-square-foot price of a full driveway. The total is still far lower, because you're buying a hundred square feet instead of eight hundred. But don't expect the per-foot rate you were quoted for the whole thing.

The flip side is worth knowing: bundle it. If you've got a sunken apron, a cracked walkway panel, and a bad pool deck square, doing all three in one visit spreads the mobilization and the concrete minimum across all of it. That's where partial repair gets genuinely economical, and it's the single best piece of money advice on this page.

2. The new concrete will not match. At first, and possibly not ever.

This is the most common complaint about section replacement anywhere, and it's almost always because nobody set expectations up front.

New concrete is noticeably lighter than aged concrete, and it stays that way for six months to a year while it finishes curing and starts to weather. Even after that, a perfect match is unlikely. The cement, sand, and aggregate all come from different sources than they did when your driveway was poured, possibly decades ago. Meanwhile your existing concrete has collected years of Florida sun, tire marks, oil, rust stains, and sprinkler mineral deposits — which is a finish nobody can reproduce out of a mixer.

What actually helps:

  • Matching the finish matters more than matching the shade. Broom coarseness and direction, tooled edges, joint style. Get those right and the eye reads it as one surface even with a color difference.

  • Wait, then blend. If it still bothers you after a year, a concrete stain applied then will match far better than anything attempted at the time of the pour, because you'll be matching a stable color instead of chasing a moving target.

  • Replace along a natural line. Taking out a full panel, or a full row, reads as intentional. A partial-panel patch never does.

  • Consider resurfacing the whole area later. A stain or overlay across the entire driveway erases the difference completely, and gives you a chance to change the look while you're at it. It's a bigger spend, but it's the only route to a genuinely uniform result.

Anyone who promises you an invisible match on a section replacement is either inexperienced or telling you what you want to hear.

3. If you don't fix the cause, you'll be back.

A panel doesn't sink because the concrete was bad. It sinks because the support beneath it went away. Repour on the same failed base and you get the same failure, just later.

So part of every one of these jobs is finding the why:

  • Irrigation leak → repaired or rerouted before we pour. Non-negotiable, or you're burying the problem under new concrete.

  • Downspout or roof discharge next to the slab → extended and directed away, and again, before the pour.

  • Loose foundation backfill → proper fill and compaction, sometimes a thickened edge on the new panel.

  • Utility trench → compacted material through the trench zone instead of the original loose spoil.

  • Grading that sends water toward the house or along the slab edge → corrected while the concrete is out. It will never be cheaper to fix than when the panel is already removed and the ground is open.

  • Tree roots → a deliberate decision about rerouting, installing a root barrier, or accepting that it may move again.

If a contractor quotes you a section replacement without asking why it failed, what you're buying is a patch with a receipt on it.

How the Process Works, Step by Step

Most single-section jobs are one to two days on site, plus cure time.

1. Free on-site estimate

We look at the failed section, check the surrounding panels, and try to identify the cause — including a look at your downspouts, sprinkler heads, grading, and any nearby trees. You get a written quote with panel dimensions, thickness, base depth, doweling, and finish spelled out, and an honest recommendation if we think partial replacement isn't your best value.

2. Utility locates

Even a small job needs them. It's free through Sunshine 811, and it takes a few business days for the paint and flags to appear. Anyone who breaks ground without them is gambling with your gas line, and around here, frequently with a shallow irrigation main too.

3. Saw cutting and removal (Day 1)

Full-depth cuts along the joints, then the panel is broken out and hauled away. We protect the adjacent panels, your lawn, and the garage floor along the equipment path. Expect a few noisy hours.

4. Base repair and prep (Day 1)

The failed base is excavated, fill is added where sand has washed out, and base material is installed and compacted to proper depth. Grading gets corrected so water leaves instead of pooling.

5. Doweling and forming (Day 1–2)

We drill the adjacent slab edges and epoxy in dowels, set forms to match the existing elevations and slope, and place reinforcement. On coastal and canal-front properties we pay particular attention to concrete cover over the steel, because that cover is what keeps salt air away from it.

6. Pour and finish (Day 2)

Concrete is placed, screeded, floated, and finished to match the surrounding texture. Joints are tooled or cut, edges detailed.

A note on Florida scheduling. Heat and afternoon storms both work against fresh concrete. Rapid evaporation in high heat causes surface cracking, and a hard rain on green concrete can ruin a finish that was perfect ten minutes earlier. So we start pours early, watch the radar closely during the summer rainy season, and we will absolutely reschedule rather than pour into a thunderstorm cell. If we move your date in July, that's why, and it's in your interest.

7. Cure

  • Stay off entirely for 24 to 48 hours. Rope it off. Kids and pets sign their names in wet concrete with remarkable reliability.

  • Foot traffic at about 48 hours.

  • Cars at 7 days.

  • Heavy vehicles at 28 days — trucks, dumpsters, RVs, anything on a trailer.

For a garage apron specifically, that seven-day window means no vehicle in or out of the garage. Work out where you're parking before we start.

What It Costs

Every job gets quoted individually after we've seen it, but these are realistic ranges for the Fort Myers area so you can budget before you call:

  • Single driveway panel, roughly 10 × 10: $1,000 to $2,000

  • Garage apron section: $900 to $2,200, depending on width and how much fill the settled backfill needs

  • Sidewalk, walkway, or entry panel: $400 to $900

  • Pool deck panel: $600 to $1,400, higher if there's tile or a decorative finish to work around

  • Each additional panel in the same visit: $500 to $1,100 — meaningfully less, because mobilization and the concrete minimum are already covered

  • Slab lifting instead of replacement: $600 to $1,500 per panel

  • Grinding a single trip hazard: $150 to $400

  • Full driveway replacement, for comparison: $5,500 to $11,000 for a typical two-car driveway

What moves a quote within those ranges: panel size and thickness, how much fill the void needs, access for equipment and the concrete truck, whether an irrigation or drainage repair is bundled in, decorative finishes, and whether the work sits in the public right-of-way.

A: Because the overhead on a small pour is nearly the same as on a big one, so many contractors quietly filter small work out. We take it. Call and we'll quote it.

Q: Can I do this myself with bagged concrete?
A: You can, and people do. The parts that go wrong are the ones you can't see afterward: cutting full depth without damaging the adjacent panels, compacting the base properly, and doweling into the existing slab. Without dowels the new panel settles independently and you've created a fresh lip within a couple of years. If you're going to attempt it, rent a saw rather than sledgehammering the edges, and don't shortcut the base.

Q: My driveway is sunken but not cracked. Do I have to replace it?
A: Probably not. An intact, sunken slab is often a candidate for lifting — foam injected underneath raises it back to grade and fills the void, usually in well under a day and for less than replacement. We'll tell you at the estimate which one you're looking at.

Q: Does concrete crack more in Florida heat?
A: Heat doesn't damage cured concrete, but it makes the pour itself less forgiving. High temperatures and low humidity pull water out of fresh concrete fast, which causes surface cracking if it isn't managed. That's why we pour early in the day and cure deliberately. Cured Florida concrete actually has an easier life than northern concrete in one important way: no freeze-thaw and no road salt.

Q: We're on a canal in Cape Coral and our concrete is flaking. Is that the same problem?
A: Probably not. Flaking and delamination near salt water is usually chloride corrosion of the reinforcing steel — the steel rusts, expands, and pushes the surface off from underneath. That needs the affected concrete removed, the steel treated or replaced, and attention to concrete cover on the repair. It's a different job from a settled panel and we'd want to look at it in person.

Q: What about the section between the sidewalk and the street?
A: That apron usually sits in the public right-of-way, which means it isn't entirely yours to do as you please.
